Syndicated Equities Represents $23 Million 1031 Exchange Buyer in Acquisition of Single-Tenant Net-Lease Portfolio
Chicago, IL - Syndicated Equities Investment Sales Group announced today that it has successfully represented a private investor completing a $23 million §1031 exchange through the acquisition of a four-property, geographically diversified single-tenant net lease portfolio located in Florida, Texas, Illinois and Indiana.
Josh York, Director of Net Lease Brokerage at Syndicated Equities, represented the Buyer in the transactions.
The portfolio is 100% leased to nationally recognized, top-tier tenants – Aldi, Firestone Complete Auto Care, Chase Bank, and CVS Pharmacy – and features a weighted average lease term of more than 18 years. Each asset is subject an absolute NNN or ground lease, delivering durable, long-term cash flow with minimal land responsibilities, and contractual rent streams backed by strong tenant credit.
The closings reinforce Syndicated Equities' depth of experience representing 1031 exchange buyers pursuing quality single-tenant net lease investments. As competition for long-duration, credit-backed assets remains elevated, execution speed, market access, and certainty of close continue to be critical differentiators.
